Purchasing Your First Home as NewlyWeds

One of the first steps every newly, married couple faces is the purchase of their first home together. With this big purchase comes many questions. To help sort through some of those questions and the purchasing process I sat down with Realtor Kersten Bowman of Livin' Right Real Estate. Kersten is a licensed Realtor in both Florida and Alabama. She specializes in Residential Real Estate and is one of the top selling agents along Florida's Emerald Coast. She is currently expanding her footprint into Alabama and hopes to find equal success along the Gulf Coast.

How do we know we are ready to buy a house? 

You married the person of your dreams and you are ready to start a life together. To buy a home, or not to buy a home is the next question that often comes to many young newlywed's minds. My initial response to any first time home buyer is, "How long will you be in the area?" For tax purposes, it is beneficial to own a primary residence for a minimum of two years. If this fits into your timeline, take the plunge! Real estate, more times than not, is one of the most secure financial investment options. 

Once we decide to we are ready to buy a home, what's next? 

Once you decide to purchase a home, your next step will be to find a lender and review your finances. Feel free to shop around for a lender you feel comfortable with (Aim to discuss your options with 1-3 loan officers before making your decision). A lender will be involved in your real estate transaction just as much, if not more, than your Realtor. Find a lender that thoroughly explains the lending process to you, is easily accessible (not only from 9:00AM- 5:00PM ) and has competitive mortgage interest rates. I personally suggest using a local lender, however many lenders are licensed in all states and can work with you from a distance. 

How do we find a Realtor and how do we know the Realtor is a good fit for us? 

The best way to find a Realtor is through referral! If you do not have any referrals in the state you will be located in, ask a friend or family member if they have a Realtor that can help you locate an agent in that specific area. You want a Realtor that works with you AND for you. Find a Realtor that thoroughly explains the buying process, answers your phone calls or promptly returns your phone calls, and knows the market area well. To keep it simple, have him/her explain to you their duties and you explain to him/her your expectations before beginning a working relationship. 

Time to Shop! 

Your lender will pre-approve you for a loan and begin communication with your Realtor if they have not already done so. This will help you decide on a budget according to the monthly payment you can afford. Once you have decided your budget, talk with your spouse about a wish list. You may want to visit a few open houses to get a realistic feel for what your budget can buy in your area. Please note, that if you are working with a Realtor during this time, it is polite to inform all parties of this fact while shopping. Once you have your wish list, begin working with your Realtor. He or she will help continue your search, make appointments to view the homes that are convenient with your schedule, and advise you on how to and when to make an offer on the home you choose. 

Contract Review

NEVER feel pressured to sign a contract. Review and understand all of the terms. Do not hesitate to ask your Realtor any questions during this time. Once both parties have agreed to the terms and the contract has been fully executed, escrow begins. A typical closing involving a loan can take 30-45 days. 

How much should we be prepared to put down on a house? 

Depending on the type of loan you qualify for will determine how much money you are required to put down on a home. Some loans, such as a VA Loan, require 0% down. Other loans can require up to 20% down. A licensed lender can help you further answer any financial questions. One thing to note is the earnest money deposit, often referred to as Trust Money or an EMD. This is required to be put down on a home within three to five business days once the contract has been fully executed. This amount can be negotiated, however it is typically 1% of the purchase price of the home. It will be held by the Title Company in an Escrow Account.

Our graphic designer can even work with you to design a custom logo to be used throughout your wedding design. The Day Of Bride--Package Details

The Day Of Planning Package is really better described as month of service. Our brides who utilize this service are handling all aspects of the planning process on their own but recognize the value of having a third party coordinate all the details those last few weeks leading up to the wedding day.

With the Day Of Bride we begin around thirty days out from the wedding. At this point we will set up a call or meeting to discuss all the details of the day. We get the vendor information and begin to contact them to come up with a master timeline for how the day will flow. We will meet with the bride for a final walk through of the venue space to learn the layout and where you envision seeing everything from the food and cake to the welcome book and favors. Day Of Brides often have welcome gifts for their out of town guests, and we will even take care of delivering these to hotels for you.

When it comes to the wedding weekend we are your right hand gals. We're there to coordinate and run your ceremony rehearsal, set up all of your personal items and break down the wedding itself. We are there on site for up to ten hours on the wedding day. We are there to ensure every vendor is on time and performs the tasks you hired them to do. We stay through to the end of your reception and make sure all of your personal items and gifts are packed away leaving you and your family to enjoy the festivities.

The Partial Service Bride--Package Details

Continuing in our series today with The Partial Planning Package. 

Our Partial Planning Package focuses on wedding day design. We meet with Partial Service Brides up to seven times on Monday through Thursday during business hours. During these meetings our design team will work with you to create a design plan for the entire wedding. We will work with you to create a mood board and will use this to communicate with your florist, rental, lighting and draping vendors, to achieve the overall aesthetic that you are dreaming of.

Partial Service Brides are also allowed unlimited emails for questions and updates and are given a monthly custom checklist of to do's as well as monthly planning memos to keep you on track for all the other tasks at hand. We do mange the budget for all categories as well as remind you of pending payments as they come.

Along with the wedding design we encourage the Partial Service Bride to take advantage of our custom paper designs for their entire wedding suite. Jenna Laine Weddings has our own graphic designer on staff to create custom logos for all your wedding paper. We can design your save the dates, invitations, programs, koozies, you name it. All weekend merchandise can be customized with us from your napkins to your welcome boxes for your guests, and we will even assemble and deliver these

This package is focused on the wedding itself. Full Service Brides are offered unlimited meetings Monday through Thursday during business hours and emails as well as complete management and coverage of all aspects of the wedding day, and ceremony rehearsal. Our design team works hand in hand with you to create a mood board based on your vision, and communicates with each vendor on your behalf to make sure these plans come to life. We will go with you to the florist to design your bouquets and centerpieces. Help you pick out linens, china, chairs, and furniture at the rental company, and even work with you to pick out your catering and bar menu and favorite cake flavors.

All weekend merchandise can be customized with us from your napkins to your welcome boxes. We will even assemble and deliver these to the hotels where we have set up room blocks for your guests. We begin with these clients at the very beginning. Working on design plans, and over all vision down to the finite details as well. The Full Service Planning Package includes budget management and monthly step by step to do lists.

We can stuff, stamp, seal and send your invitations so that you have one less thing to worry about with your busy schedule!

Addressing Your Wedding Invitations

As wedding planners and stationery designers we are often asked how to address wedding invitations and what formalities should be used. To help guide you through this process we have teamed up with Jane Dolan, owner of Southern Calligraphy , to address some of these frequently asked questions.  As you will see there are many ways to address your invitations, but ultimately it is the bride’s choice to make the invites as formal or as informal as possible. 

1.    If I choose the inner/outer envelope combination, what do I put on the outer envelope and what do I put on the inner envelope? 

The outer envelope should be addressed to the heads of the household.  The inner envelope should clearly state exactly who within that household is invited:   

Outer: Mr. and Mrs. James Hamilton

Inner: Mr. and Mrs. Hamilton (parents)

Amanda, Andrew and John (Children Names)

                   

2.    Do I put “and guest” or “and Family” on the outer envelope? 

If you are inviting someone with children or a plus-one it is more personal to include the name/names on the envelope rather than “and guest” or “and family”.  However, if you do not know the name of your invited guest 'plus one' you may include "and guest" on the inner envelope. When listing children, list the names (first name only, no last names here) below the parents names and start with the oldest child first. *See inner and outer envelope photo for example. 

3.    Do I have to include middle names on my addresses? 

 It is not necessary to include middle names on the addresses, but if you prefer to do so write out the name and do not abbreviate to a middle initial. In general you can look at the addressing like this: 

Least formal:  first and last name only(no title)

More formal: title + first and last name

Most formal: title + first, middle and last name

4.    Do I need to spell out the states? 

Yes!  All wording on your envelopes should be spelled out, not abbreviated.  Spell out all street names, post office box, apartment and states.  The exceptions are titles of names such as Mr and Mrs, Dr, Jr, Sr, and the one state exception is Washington, DC which can be written as DC as opposed to District of Columbia.

*Another frequently overlooked recommendation is that of writing out numbers twenty and below. 

You will find a lot of information on the Internet that is not correct regarding proper envelope addressing.
